• What is the BestBLS.com?

  • a. The BestBLS.com also known as the Best Buyers Listing Service is a platform designed to help buyers find the right home. One exclusive feature of this site is a buyer can reach out to a seller whose home is not currently on the market. This site is designed to be used by both home buyers and home owners wishing to find a buyer for their home as well as real estate agents representing these buyers and sellers.

• How do you use the site?

  • a.     Whether you are a buyer or seller you will need to set up an account on the site. This account will give you an identity that will enable you to post your request for a home to buy. If you are a seller your account will enable you to email features and photos of your home to prospective buyers.
    
    b.     If you are a buyer use the drill down buttons in the middle of the home page to find the location you want to buy a house/condo in. If you are not sure exactly which neighborhood you want to live in you can stop at the city level and post there. When posting your request for a home be as specific as possible about what you have to have and how strong your preferences are for certain things in a home. Then sit back and monitor your email account for email alerts asking you to log in see the homes sent to you by matched sellers and or their real estate agent.
    
    c.     If you are a seller you should scan home buyers listing in your neighborhood and city to find a matching buyer for your home. Once you see a posting for a home like yours, log in and email the buyer with information and photos of your home. If they are interested in your home they will contact you back and together you can work out the terms of the sale.
    
    

• Why should I use the BestBLS.com?

  • a.     Buyers will no longer be limited to the homes listed for sale in the various seller listing services, which is a very small percentage of the existing homes in any neighborhood. Your housing request can be seen by home owners who will contact you directly with out having to list their home for sale in the traditional seller listing services.
    
    b.     Many home buyers do not find the search functions detailed enough in the various seller listing services to find what they want even if its currently listed for sale. Real estate agents working for their sellers may see your home request on this site and forward information on the matching home with out you having to search for it.
    
    c.     Home owners who want a buyer for their home will be able to look at buyers request and when finding a match be able to email them details about their home.
    
    

• Is it free to use?

  • a. Buyers: There is no fee to post a listing for your desired home or to receive emails from sellers/agents with matched homes.
    
    b. Sellers: There is no fee to look at buyers listings or email buyers with details of your home.
    
    c. Real Estate Agents: There is no fee to act on behalf of your clients in either posting a listing on behalf of your buyer/client or responding to a buyers listing on behalf of your home seller/client.

• Do I have to be a Real Estate Agent to use it?

  • a. No, this site is intended for real estate agents, home buyers and home sellers.

• How long will my Buyers Listing ad stay active on the site?

  • a. Buyers ads will stay active on the site for 90 days.
    
    b. Sellers/agents who email buyers information about their home will have this information in the buyers inbox for up to 60 days.
    
    

• How long will the home sellers’ information stay in the buyers inbox?

  • a. 60 days, unless a buyer deletes it prior to that.

• How specific of a location do I have to give for the home I want to buy?

  • a. The more specific of a location the better your chances of finding the perfect match. If you are open to several neighborhoods, suggest you stop at the city level when posting your ad and in the text of your ad write in the various neighborhoods you are willing to consider.

• Can a Real Estate Agent use the BestBLS.com?

  • a. Yes, it will be a valuable resource for both buyers agents and sellers agents. If your a listing agent you should look here for buyers as a lot of buyers do not want to have to search and search the sellers listings services for the right home. If your a buyers agent, you should post your buyers housing request on this site so listing agents with a matching property can contact you as well as home owners who want to sell a home fitting your clients needs.

• Will this put Real Estate Agents out of business?

  • a. The intention of this site is to help Real Estate Agents by providing them with a platform to post their buyers housing requests so that every home owner and agents working on behalf of home sellers become aware of what homes buyers are looking for. This serves the same purpose as the sellers listing services and that has helped agents tremendously. This is leveling the playing field for buyers agents by giving their clients the same exposure as sellers have with the seller listing services.

• How can Real Estate Agents use this site to help their clients and earn a commission?

  • a. If you are a real estate agent working with a buyer you may post their request for the perfect home on this site to be contacted directly by home sellers or their real estate agent. In putting the deal together you have an opportunity to negotiate a commission for yourself.
    
    b. If you are a sellers agent looking for buyers to buy your “seller listings” you may have already negotiated a commission from the seller and may find your buyer directly on this site.

• I don’t have any photos of my home to email the buyer what should I do?

  • a. It is highly recommended to have photos of your home to email prospective buyers. We recommend you find a local photographer to take pictures of your home as buyers are much more likely to respond to an email that has photos.

• How can Real Estate Developers use this site?

  • a. Developers can use the data on this site to see the trends and patterns in buyer wants and needs and desired neighborhoods so that they may build homes and condos that are more likely to sell quicker and for top dollar.

• How can I find a mortgage lender to help?

  • a. There are some mortgage companies that want to work with you and have paid us to advertise on the site, you will find them in the “Mortgages” tab located near the top of this page.
